The brief

The ageing York chiller at The Chancery (installed approximately 20 years ago) was experiencing frequent faults, with no spare parts available. SK Heating & Cooling were tasked with surveying the system, calculating the required capacity, and proposing a replacement solution that would integrate with existing pipework.

The solution

Following detailed surveys and load assessments, SK Heating & Cooling selected a Daikin chiller and Dutypoint pump set to match the system requirements. After winning the competitive tender, SK managed a complex removal and installation process, including road closures and crane lifts.

The business challenge

The original York chiller at The Chancery had been operating well beyond its intended service life. Frequent faults were becoming costly, and sourcing spare parts was no longer viable. Cambridge Maintenance needed a reliable replacement that would match the existing system’s load without requiring a full system redesign. Space constraints on the 7th floor rooftop and access challenges added complexity to the project delivery.

Our solution

SK Heating & Cooling carried out extensive system surveys and capacity calculations to ensure a like-for-like replacement could be achieved. A Daikin chiller was selected for its efficiency and compatibility, alongside a Dutypoint pump set for circulation.

Key works included:

  • Isolation and draining of the existing chilled water system
  • Replacement of a previously split frost coil within the AHU (and re-fitting in situ)
  • Removal and safe disposal of the old York chiller, requiring dismantling into sections
  • Careful planning of a crane lift operation, including road closures across three roads in a registered lifting plan 
  • Removal of the existing chiller unit and all ancillaries from the rooftop
  • Installation of a new steel skid and new chiller within tight rooftop constraints
  • Prefabrication and on-site assembly of new external pipework and DRV isolation valves
  • System pressure testing, glycol dosing, and commissioning with Daikin engineer

All works were carefully phased and coordinated to minimise disruption to the client and surrounding area.

Operational improvements

The building now benefits from significantly improved operational performance. With the new Daikin chiller in place, cooling is reliable and efficient, reducing the risk of system failures and providing a stable environment for occupants throughout the year.

Energy and cost savings

Energy and cost efficiency have also been improved. The modern chiller offers optimised energy use compared to the outdated York unit, helping to reduce the building’s ongoing running costs while also supporting sustainability targets.

The project ensured full compliance with current F-Gas regulations and health and safety standards. By upgrading to a compliant system, Cambridge Maintenance can be confident that they are meeting all necessary legal and environmental responsibilities.

Scope of works

Isolation and draining of the existing chilled water system, complete chiller and pump set replacement, frost coil repair, dismantling and removal of the existing chiller and ancillaries, crane lift of new skid and chiller, prefabrication and assembly of new pipework, pressure testing, glycol dosing, and full commissioning by Daikin.
